At its March 26 meeting the Washington County Planning Board approved a series of land‑use actions, including multiple replats and minor subdivisions, and granted preliminary large‑scale development approval for Phase 2 of Tesseract Fab (Pops Cato).
Replats and minor subdivisions approved included adjustments to Tracts E and F of the Purdue subdivision (adjusted to 2.20 and 3.78 acres respectively), a split of adjusted Tract F into two lots (2.29 and 1.49 acres), a lot combination in Blackberry Ridge (lots 30 and 31 into a 3.52‑acre lot), a Johnson minor subdivision splitting 3.84 acres into 1.91 and 1.92‑acre lots, a Heims minor subdivision dividing 4.33 acres into 1.33 and 3.00‑acre lots (septic/perk tests noted), and a Magnolia Acres replat splitting lot 5E into 5E1 (1.68 acres) and 5E2 (1.08 acres). Applicant representatives (including Alan Reed and Haley Hooper) explained the technical reasons for the adjustments, such as correcting septic layouts and providing separate tracts for residences.
For Tesseract Fab Phase 2, staff said Phase 2 proposes a 60,331‑square‑foot southern building on a 29.25‑acre site, with 47 gravel parking spaces (two ADA), retention pond capacity adequate for full build‑out, separate septic and fire protection, and that the project's Phase 1 had previously been approved. James Gertz, representing the applicant, told the board utilities and retention are in order; the board approved the preliminary large‑scale development application and noted that final LSD approval will be required before the building becomes fully operational.
All listed replats and subdivisions passed by voice vote with no public opposition recorded during the meeting.
