Applicant seeks annexation and rezoning for 2521 Reinhardt College Parkway; council sets decision for May

At a public hearing on April 2 the Canton Mayor and Council heard an applicant request to annex and rezone 4.2 acres at 2521 Reinhardt College Parkway (cases A&Nx2601‑00003 / RZN2601‑00004). Joel Peter Mero, who identified himself as owner of Marodynamic Pools, told the council he seeks annexation so the parcel can be rezoned from county R40 (residential) to General Commercial to accommodate administrative offices and a 40‑by‑60‑foot storage building for non‑hazardous supplies.

Planning staff (Mr. Green) told the council the property previously sought county rezoning in January and was denied by county authorities; the applicant then petitioned for annexation into Canton. Staff reported the required community input meetings, noting two attendees at the city meeting asked for rear screening and architectural color considerations; Mr. Mero agreed to install trees (Leland cypress) along the back of the property as screening.

During the council’s question period, members asked whether the proposed use could be achieved under an Office and Institutional classification, how warehouse/storage uses would be controlled, and whether right‑of‑way, buffering, grading and visibility issues had been addressed. Staff said the warehouse/storage element was the principal difference between office/institutional and general commercial uses and that some restrictions on allowed uses can be imposed at the time of rezoning if council desires. No members of the public signed up to speak in favor or opposition; the mayor closed the hearing and the council indicated it will make a decision at its first May meeting.

At this stage the city has not approved annexation or rezoning for 2521 Reinhardt College Parkway. Any formal motion, vote count and conditions will be recorded at the May meeting.
