Development committee approves zoning variance for McAuley School parking, moves four ordinances to full council

The West Chicago Development Committee on Sept. 8 approved a zoning variance (ordinance 25‑O‑0040) allowing the school district to create a parking lot at 1820 West Roosevelt (the McAuley School) that will encroach slightly into required front, side and rear setbacks due to an irregular lot shape. Committee members voted unanimously on the variance by roll call (Aldermen Myers, Swiatek, Alcántar‑García, Santiago, Carreto‑Muñoz and Stout each voted 'Aye').

Staff told the committee the school district owns the property and plans to refurbish the building for administrative offices. Staff said the proposed parking will meet the minimum number of spaces required for the planned office use but that setbacks could not be met without a variance because the lot has a narrow “pinch point” at the southwest corner.

The committee also established and approved the remainder of the consent agenda. The items read into the record included ordinance 25‑O‑0034 (an amendment to a special use permit for outside storage ancillary to a permitted use at 800 West Washington), ordinance 25‑O‑0041 (a code amendment relating to indoor sports facilities), ordinance 25‑O‑0042 (a special-use permit for an indoor sports facility at 248 Charles Court) and ordinance 25‑O‑0036 (an amendment to the West Chicago comprehensive plan’s future land‑use map). The committee approved items 4.A, 4.C, 4.D and 4.E by roll call (six 'Aye' votes) after Alderman Myers requested removal of item 4.B for separate discussion.

Staff announced that the approved items will be placed on the full City Council agenda next Monday at 7:00 p.m. for final consideration.
