Council approves Day Air credit-union site plan for North Fairfield Road

Beavercreek City Council approved the administrative site-plan review for PC09-05, a major modification to a planned development that permits a 3,975-square-foot Day Air credit-union branch on 3.174 acres at 1231 North Fairfield Road.

Applicant Joe Yaust of CESO outlined plans to demolish the existing restaurant on the site, reuse much of the existing footprint, add green space where restaurant parking is removed, and provide two ITM drive‑thru lanes (two stacking lanes plus a bypass lane). Planning staff said the property lies within a planned development originally approved in 2009, that the proposed plan provides 34 parking spaces where 30 are required, and that off-site access easements exist to allow a future secondary access up to the signal at Beaverview Drive. Staff recommended approval with 17 conditions; planning commission had previously recommended approval.

Council members asked detailed questions about access and circulation (including the northern 25-foot access road), detention and pond depth (staff said the bottom is about 10 feet below the parking surface), curbing replacement if areas are cut, and lighting (no increase in intensity anticipated; wallpacks proposed). The council voted to approve the site plan by voice vote.

Council and staff noted the proposal is part of ongoing redevelopment in central Beavercreek. The applicant indicated this building is intended to replace the existing Day Air branch rather than supplement it.

Next steps: applicants will satisfy the 17 conditions and proceed to permit and construction.
