Planning Commission approves conditional use permit for Pilates studio at 1210 Donnelly Ave

The Burlingame Planning Commission on Jan. 27 approved a conditional use permit for a Pilates studio at 1210 Donnelly Ave, voting 7-0 to allow a small commercial recreation use in an existing single-story commercial building.

Staff told the Commission the studio falls under the zoning definition of a small-scale commercial recreation use and requires a conditional use permit. The tenant space measures roughly 1,595 square feet and would host small-group sessions with one instructor and up to five customers, using six reformer machines. Staff recommended approval, noting no major construction or modifications are proposed and that the downtown specific plan supports mixed uses that promote a pedestrian-oriented district.

Applicant Len PES said the staff report covered the application and had no additional remarks. Commissioners had no substantive questions. Commissioner FF made the motion to approve the resolution with the findings and conditions; Commissioner Say seconded. A roll-call vote recorded all seven commissioners as voting in favor and the motion passed 7-0. Commissioners and staff noted that the planning commission decision is appealable to City Council within 10 days and that an appeal requires a $900 fee.

The permit allows the business to proceed under the conditions set in the resolution; the decision becomes final if not appealed by the deadline.
