The Brevard County Board of Adjustment on March 18 approved a 10‑foot lot‑width variance for J. Scrambal LLC that will allow the owner to move forward with a planned redevelopment of an aging motel parcel in the Myra district.
Bruce Moya, representing the property owner, told the board the parcel’s configuration leaves it short of the 100‑foot frontage required by code. He said the developer’s plan retains and renovates existing buildings, adds a third floor to portions of the structure, and adds new residential buildings and townhomes; he estimated roughly 164 units in the proposed project. "We're going to completely renovate them, add a third floor," Moya said during the presentation.
The Myra advisory board reviewed and recommended approval of the redevelopment plan. Board members discussed project amenities, pedestrian improvements and connections to transit; the applicant noted the plan will repair and modernize a property that community stakeholders had identified for redevelopment.
Because one board member had a proximity interest, Miss Clemens recused from the vote. The board otherwise approved the frontage variance, enabling the project to proceed to site‑plan review.
What happens next: With the frontage variance granted the applicant proceeds with site‑plan and building reviews; parking, access, and final unit mix will be addressed through those subsequent reviews.
