Findlay City planning commissioners approved a conditional use March 12 permitting outdoor storage at 7430 Timberstone Drive but imposed conditions intended to address neighbor visibility and safety while the owner pursues a proposed building.
Staff said enforcement followed multiple neighbor complaints about unpermitted storage and an unpermitted accessory structure. Staff recommended approval only if the owner removed outdoor storage in the rear corner, properly enclosed the near-building storage area, provided striping for company vehicles, and ensured storage would not block exits, fire department connections or fire lanes.
Applicant Joe Korn said he plans to construct a roughly 7,200-square-foot building to consolidate storage and provide tenant spaces. "We're looking to build a 7,200 square foot building'... the idea is to have flex storage and create a fenced courtyard," Korn told the commission, and said he is already working with an architect.
Commissioners and staff agreed the long-term solution is the building; to prevent interim problems they approved conditional use with the additional requirement that the applicant submit a formal site plan for the proposed building within three months or install a durable enclosure for outdoor storage in the interim. Commissioners also encouraged the applicant to coordinate additional screening or tree plantings with neighbors.
The motion passed by roll call with Mayor Mirren and all commissioners voting yes. The city emphasized that if the owner fails to present a site plan within the three-month window the commission's condition would require a fence/enclosure for ongoing storage.
