Commission approves rezoning to light industrial for boat/RV-storage site

Findlay City planning commissioners voted March 12 to recommend rezoning Lot 6 of the East Melrose Business Park from C2 (general commercial) to I1 (light industrial), a change staff said would better match surrounding industrial zoning and permit the applicant's proposed storage use.
Staff noted the parcel abuts I1 zoning to the north and that the area's recent development pattern supports light-industrial uses. "Given the industrial zoning abutting this parcel to the north, staff is comfortable recommending approval," the planning staff said.
Sean Hoover of Service Leaders LLC told commissioners the company plans to build two buildings of roughly 12x40 and 14x50 units intended for boat and RV storage, and to use the site in conjunction with an adjacent brown-roofed building the owner already operates. "We're really looking at for a boat RV storage," Hoover said, adding the site would also store loaders seasonally.
Commissioners clarified that rezoning changes permitted uses on the parcel and that any actual building or access changes would require a future site-plan return; staff confirmed that a formal site plan must come back to the commission for approval including access points and screening. The commission approved the rezoning recommendation by roll call (Mayor Mirren, Mr. Martin, Mr. Trombley, Mr. Embodi and Mr. Clinger all voting yes).
Next steps: applicant will return with a site plan that addresses access, paving, and any additional conditions the commission imposes during that review.
