Staff found the accessory structure met guidelines: proposed lot coverage is 28% (below the 35% guideline), the accessory height (about 14 ft 4 in) is shorter than the primary residence, and the massing and proportions were compatible. Staff recommended conditioning vinyl windows as inappropriate and required more appropriate window materials. Applicant Travis Parks said he could use wood or fiberglass windows to comply.
Commissioners agreed the proposed shed-roof variant was acceptable because it would not be visible from the street and moved to approve with the staff's materials conditions. The motion passed by voice vote.
