The Grandview Heights Planning Commission on March 18 approved a request to consolidate two adjacent RS1 residential lots at 1195 Ormsby Place, a move the applicant said will allow an approximately 800‑square‑foot addition to the existing home.
Applicant Fred Muio told the commission he had submitted a letter consenting to the consolidation. City staff (Jordan Selmeck and Alex Smith) reviewed the site and said the combined lot would exceed RS1 minimums for lot area and width, meet front and side setbacks, and result in 32% lot coverage — within code. The staff report noted the rear‑yard setback variance had been granted last week by the Board of Code Appeals on the condition that the planning commission approve the lot consolidation.
Mayor Karns described the request as a ministerial act. Commissioner Evans moved to approve the consolidation; Mr. Allen seconded. The motion passed by roll call with Commissioners Evans and Holler and Chair Gentry voting yes.
The approval allows the applicants to pursue building permits for the planned addition, subject to normal permitting and any conditions noted in the staff packet. The staff packet referenced an ordinance vacating a utility easement along the northern property line that the council removed in February; the ordinance was provided in the commission’s packet.
