The commission recommended approval of file Z-10263, a request to rezone a 0.16-acre property at 212 North Jackson Street from R3 to PDC to operate as an STR2 (short-term rental, maximum stay 29 days) with the owner not residing on-site.
Planning staff (Mr. Moore) summarized the application and said the property previously operated as a short-term rental in late 2025 and later as a long-term rental. He noted the home is a 2,363-square-foot two-story residence with parking for three cars and that the department's database includes approximately 145 approved short-term rentals in Little Rock. "Staff is supportive of the requested rezoning to allow a short-term rental," Mr. Moore said.
Applicant Pablo Soria (who asked to be addressed as Mr. Sora) was present and declined to call the lone person who filled an opposition card. With no one speaking in opposition, a commissioner moved to recommend approval subject to the conditions in paragraph E and the staff analysis. The motion passed on a roll-call vote.
The recommendation is conditional on compliance with staff comments and conditions in the agenda report.
