The Sayreville Board of Adjustment granted variances Feb. 25 allowing homeowners at 16 Deerfield Road to install a 10-by-24-foot shed that exceeds the municipality’s 150-square-foot maximum and to retain building-coverage slightly above the zoning limit.
Daniela Garcia Rios, sworn for the record, told the board the new shed will replace an existing structure in roughly the same location and will be used as a private gym and for storage. "We're planning to have electric," she said, adding that there will be no business use and no living in the structure. Board members confirmed the shed will not have a concrete floor, that the owners plan to construct it themselves with help from friends, and that no vehicles will be stored inside.
The board asked routine questions about ridge height, flooring, and use; the applicants confirmed the proposed height is roughly the same as the current shed and that the structure will be set on crushed concrete or gravel. The chair opened the public portion; no members of the public spoke. A motion to approve the required variances carried on a unanimous roll-call vote. The board said it will memorialize the approval at its next meeting, after which the homeowners may obtain permits and proceed with construction.
The variance allows the homeowners to build a larger accessory structure for noncommercial use while remaining subject to standard construction permitting.
