WALDWICK, N.J. — The Waldwick Board of Adjustment approved an application for 44 Grand Avenue that required a secondary‑front setback variance due to the lot’s corner orientation.
Jonathan Divine presented the project, describing a modest rear extension to align with the existing house, interior enlargements to the kitchen and bedrooms, and replacement of an existing 496‑square‑foot deck with a smaller, 274‑square‑foot covered deck. He explained that because the property is a corner lot, the only needed variance is for the secondary front along Gabaldi Place (existing 16 feet vs. required 17.5 feet); no rear‑yard relief is required once the corner‑lot conditions are applied.
"The client would like to have a covered deck… they really cannot enjoy being out there," Jonathan Divine said, explaining the rationale for the roofed structure.
Board members raised clarifying questions about the discrepancy in the denial form and confirmed the secondary‑front calculation. After discussion the board voted to approve the application, with the usual caveat that a written resolution will be prepared and published and the 45‑day challenge period begins upon publication.
Next steps for the applicant include obtaining the building permits after publication of the resolution.
