The Nevada City Planning Commission approved a comprehensive renovation at 453 Sacramento Street, a home originally built circa 1890, finding the proposed changes compatible with the "motherlode" architectural character and the surrounding neighborhood.
Planner Lisa summarized the package of applications — architectural review, demolition and an addition — noting the property appears on 1898 Sanborn maps and has deferred maintenance that includes a rotted rear porch and water intrusion into a storage area beneath an existing add-on. Architect Orion Watkins described plans to remove an awkward rear addition, extend and regularize the rear roofline, replace siding with a fire-rated composite (Boral) and install aluminum-clad wood windows (Parrot brand) so the exterior will be more durable while retaining a historic appearance.
Commissioners discussed constructability and the likelihood of saving framing versus the need for new footings and posts at the rear porch. Staff and the contractor said the intent is to retain as much framing as feasible while rebuilding deteriorated elements and adding perimeter footings. Commissioners concluded the proposal will improve structural safety and restore more-consistent historic massing.
The commission approved the project subject to standard staff conditions and made the findings under section 17.88.040. The vote was unanimous.
Next steps: Staff will process demolition and building permits per the conditions in the staff report; the applicant is responsible for required structural work and inspections.
