Council approves $300,000 for temporary Fire Station 1 and authorizes 24-month lease at 8615 Roswell Road

Sandy Springs council members on March 17 approved two measures to maintain fire-department operations while the existing Fire Station 1 is demolished and rebuilt.
Director of Facilities Dave Wells asked the council to transfer $300,000 from the city's capital contingency budget to the temporary Fire Station 1 project (F2602) to pay for architectural, life-safety, utility and communications improvements needed to convert leased space for firefighter living quarters and operational support. "Funding is required to support both the design and buildout of the lease temporary facility as well as associated costs necessary to make the space fully operational," Wells told the council.
Council then authorized staff to execute a letter of intent and commercial lease with JAT Partners LLC for approximately 10,000 square feet at 8615 Roswell Road. Key lease terms in the LOI include base rent of $15,000 per month, a $15,000 security deposit and prorated real-estate-tax reimbursement of about $833 per month; the LOI includes a six-month renewal option with no rent increase. Council asked staff to negotiate an early-out clause in case the new station is completed ahead of schedule.
Both the budget transfer and the LOI were approved by voice vote. Staff said the lease will allow the fire department to continue uninterrupted emergency service during station demolition and construction and that staff will return with the final lease once negotiations are complete.
