City staff told the commission the 15.56-acre parcel, currently developed with a big-box retailer, would be incorporated into a new CPD with revised development text and a site plan showing permanent outdoor storage and a requested modification that reduces required parking from 442 spaces to 393. Staff said the commercial use and proposed standards are consistent with adjacent commercial development and the Columbus growth strategy’s mixed-use recommendation.
Todd Bartok, who identified himself as a representative of Lowe’s Home Improvement Centers, told the commission he had no further comments beyond the staff presentation. After a brief discussion, commissioners moved and voted on the rezoning. A roll call recorded Janice Keys, Han Wukay, Dan Ferdleman and Fitzpatrick voting in favor. The motion passed and the rezoning was approved.
The staff report noted that a concurrent variance (CV26-014) related to outdoor storage will be heard by city council and is not before the Development Commission. No public opposition was present for Z25-049 at the Development Commission meeting.
With the approval, the applicant may proceed to the next required city council review for related variances and final implementation steps.
