Board clears variance to enlarge accessory garage and reduce rear-yard setback for Belleview property

The Augusta Board of Zoning Appeals approved a variance allowing an increase in accessory building area and a reduction in the rear-yard setback at 2711 Belleview Avenue to permit an attached two-car garage expansion.
Kevin Boyd, development services manager, summarized the request and corrected an earlier discrepancy in posted materials: the existing accessory structure measures 660 square feet and the proposed addition is 390 square feet, producing a combined accessory area above the base allowance and therefore requiring a variance. Builder Heard Robertson said neighbors have signed in support and described plans to renovate and improve the property’s appearance.
Staff recommended denial because the petition did not meet all criteria in section 23-5B of the comprehensive zoning ordinance, but also provided conditions that would make the application conforming if the board decided to approve. Miss Williams moved to approve with staff recommendations; Mr. Forest seconded, and the motion passed unanimously.
The approval allows the applicants to proceed to required permitting and any applicable historic or building reviews; staff will send formal confirmation and the applicants must comply with any conditions attached to the variance.
