The Augusta Board of Zoning Appeals voted to permit a reduced side-yard setback and a larger accessory structure at 1123 Monoseno Avenue, enabling construction of a carport that will connect to an existing rear cottage.
Todd Kennedy of the Planning and Development Department described the request and noted the property lies within the Somerville Historic District. The applicant seeks a 6-foot west side-yard setback (reduced from 10 feet) and a larger permitted accessory structure to accommodate a 25-by-45-foot (1,125 sq ft) carport addition; staff also noted that any exterior work will require historic preservation review by the Historic Preservation Commission.
Nick Windgate, the contractor representing Lock and Casey Bryan, told the board the project will bring the buildings up to code and match the appearance of recent work on the site, which he said previously won an Augusta historical restoration award. Staff recommended denial on grounds the request did not meet all variance criteria, but Mr. Turner moved to approve and Dalton Brandon seconded. The motion passed 5–2, with Mr. Row and Mr. Maestro recorded as opposed.
The board’s approval was conditioned on adherence to any required historic-preservation approvals and standard permitting requirements; a formal letter will follow.
