The Allendale Land Use Board unanimously approved two residential variance resolutions Wednesday, imposing a set of standard and site‑specific conditions for each approval.
Board counsel reviewed Resolution 25‑22 (LB2025‑09), an application by Keith and Jennifer Bachetti of 414 Canterbury Ave, and described several unique conditions: “the porch shall not be enclosed,” no new exterior mechanical units would be installed and any new front‑porch lighting would be limited to door‑adjacent fixtures, counsel said. The board also required compliance with the August 15, 2025 engineer report, a revised landscaping plan subject to Mr. Breland’s sign‑off and ongoing stormwater management review.
The board then considered Resolution 25‑23 (LUP2025‑10) for a one‑story addition at 101 Austin Ave. Counsel said the approval included similar standard conditions: payment of fees and assessments, adherence to Mr. Breland’s August 19, 2025 report, screening of any new exterior mechanical equipment, confirmation that no existing street trees would be removed, and a condition preventing the in‑law suite from being converted into an independent dwelling. The applicant was also required to obtain a soil‑movement permit and submit a plot plan where necessary.
Both resolutions were moved and seconded; Vice Chairwoman Bergen, Board member Walo, Board member Petrino, Board member Dallow, Chairman Sico and Board member Butler voted to approve the resolutions. Each approval carries post‑approval compliance actions to be monitored by borough staff and the municipal engineer.
What to expect: Applicants must address the engineer’s outstanding comments and obtain required permits; landscaping and stormwater controls are subject to final review and sign‑off.
