Zack briefed the Tuscaloosa City Council pre‑council meeting on two zoning matters that will advance through the council process after unanimous support from the Planning Commission.
The first request, by Marcus Minges, seeks to rezone a vacant parcel on 18th Street from MR1 to MR2 to allow construction of two duplexes on two separate lots. Zack said the property is close to Central High School and the Amtrak station and noted that the change conforms to the city’s future land‑use designation for a traditional neighborhood core.
The second item is an amendment in Council District 3 to an already approved GPD south of Brixton and adjacent to Old Colony Road. The developer proposes converting nine residential lots into three commercial lots along Old Colony, a change Zack described as a better use of land adjacent to Old Colony. He presented existing and proposed site plans and renderings and said the Planning Commission unanimously recommended the amendment as well.
Both items were presented for consideration and were introduced to the council; the transcript records staff presentation and Planning Commission recommendations but does not include a final council vote on either rezoning in this pre‑council session. The council set a public hearing date for zoning introductions later in the agenda (April 21, 2026).
