Planning commission approves Gardens of Hernando Phase 1 final plat (30 lots) over three objections

The DeSoto County Planning Commission on Feb. 26 approved the final subdivision plat for The Gardens of Hernando Phase 1, a 30‑lot subdivision on 11.87 acres south of Holly Springs along Jaybird Road.

Staff presented the application (SUB‑8051‑2025) and said the final plat is in substantial conformance with the preliminary plat approved in 2021. John Heard, representing Bluemont Communities and H Squared Engineering, told commissioners the subdivision matches the previously approved layout and said there will be a two‑thousand‑square‑foot minimum for houses and that covenants will apply.

Commissioner Scott Griffith asked about the square footage and covenants; Heard confirmed the 2,000‑square‑foot minimum and that covenants will be enforced. Attorney Bob Morris stated the applicant had complied with the prior approval and that objections could be noted in the minutes but would not prevent the ministerial approval of a final plat that conforms with the preliminary.

Commissioner Floyd Fiveash moved to approve the Gardens of Hernando Phase 1 final subdivision; the motion passed 9–3. Commissioners Scott Griffith, Seth Steadham and Ron McCluskey were recorded as objecting.

The action allows the developer to proceed to the next steps required under county subdivision procedures; the minutes note the approval but also record the three objections.
