The Needham Design Review Board voted April 6 to approve exterior renovations at 150 Lincoln Street, the Brierwood Rehabilitation and Healthcare Center, following a presentation by the project team.
Dina Npalitano, the owner’s representative for Brierwood and Marquee Health Care Systems, introduced designer Michael Levitz, who said the team’s “goal was to create a more welcoming facade that’s… appropriate for the neighborhood” while signaling contemporary healthcare services. The design presented includes a central board‑and‑batten white entry, metal “eyebrow” canopies over windows, planter boxes at the entry and a freestanding canopy intended to provide weather protection during arrivals and departures.
Board members praised the design’s added volume and scale. Millie Prada said, “I think the white on the facade is a really nice refresh,” and several members approved the team’s approach to retaining or repainting existing window frames and using evergreen, low‑maintenance landscaping. The project team confirmed the canopy will be engineered as a technically freestanding structure to ease compliance with fire and sprinkler requirements and that water management and guttering will be handled by the canopy manufacturer.
Chair Mark Gluing explained sign rules for the site and the 32‑square‑foot by‑right area for signage; he advised the applicant that any larger sign would require a special permit and that the formal sign maker’s package should be submitted when ready. The board approved the facade/canopy application in a roll‑call vote: Millie Prada, Steve Dornbush, Felix, Susan Opton and Chair Mark Gluing all voted yes.
The board’s approvals cover the facade and canopy design as presented; the applicants were instructed to return with a formal sign submittal for review and any required special‑permit process. The team said detailed engineering (ramp/rail details and exact canopy products) and final lighting and planting plans will be worked out with the canopy manufacturer and during subsequent permitting steps.
