The Beavercreek Planning Commission approved S-261, a replat splitting Lot 1 of the Continental Properties plat (about 30 acres near the mall at Fairfield Commons) into three lots. The proposal would leave the existing Mattress Firm on one new lot, the Seven Brew on a separate 0.9-acre lot and the remainder of the shopping center on a third large lot.
Staff described the subdivision as a routine administrative platting action intended to facilitate leasing and property management; no zoning changes were required. One commissioner asked whether creating a separate lot for Seven Brew (1B) might constrain future operational solutions for drive-through stacking, but staff explained that access easements are recorded across the site and any changes to stacking or access would require agreements among property owners.
The commission voted to approve the subdivision with three conditions. Staff noted that purchasers will take title with easements and existing access rights recorded, and that future operational solutions would likely be private arrangements among owners rather than a city-imposed remedy.
