The Ventnor City Commission voted by consent Oct. 9 to designate DJ Ventures (transcript: "D AJ Ventner LLC") as the redeveloper for the Troy Avenue School site and to authorize the mayor to execute a redevelopment agreement.
Attorney Mike Floyd, who prepared the agreement, told the commission the contract is consistent with the redevelopment plan and accomplishes the plan’s goals. "Everyone's had a chance to review the redevelopment agreement. It is consistent with the redevelopment plan," Floyd said, adding thanks to commissioners and staff for negotiating the terms.
Next procedural steps: The developer and city will pursue planning-board site‑plan approval; the developer was expected to appear before the planning board Oct. 27 for site-plan review, at which point detailed design and conditions will be considered.
Why it matters: Commissioners said the redevelopment is intended to activate the central business district and add housing, restaurants and other commercial activity to support shoulder-season economic activity.
Procedure and vote: The redevelopment agreement authorization was included among consent resolutions 2025‑313 through 2025‑320 and was adopted by roll call: Commissioner Langrath — yes; Commissioner Mento — yes; Mayor Creville — yes.
What was not decided: The redevelopment agreement authorizes designation and execution; the planning-board review will determine site design and additional approvals. Details such as final unit counts, phasing, financing, and tenant mix were not specified in the meeting and will be resolved during site-plan and permitting reviews.
