Council revokes special‑use approval for long‑unused Route 59 service station property

The Warrenville City Council approved Ordinance O2026‑21 to revoke the special‑use permit (originally granted under Ordinance 944) that allowed a service station and convenience store at 2 South 540 Illinois Route 59.

Amy Emery of Community Development told the council the property stopped fuel sales in December and the convenience store closed in March. Staff sent certified notices to the property owners about violations; after initial nonresponse, the city received an email on March 19 in which the owners said they intended to remove the fuel tank and canopy and to resurface the lot. Emery told the council that the city had not yet received required engineering site or demolition permit applications for that work.

Emery clarified that the ordinance before council revokes only the special‑use permit portion of Ordinance 944; the previously approved variance and the map amendment rezoning to the B4 district will remain in effect. Emery said removal of the special‑use improvements will make the site more readily available for future redevelopment, whether as a new gas station (which would require a separate special‑use request) or another commercial use.

Alderman Crockenberg moved to pass O2026‑21; Alderman Dávalos seconded. The clerk recorded affirmative roll‑call votes from Aldermen Wilkey, Crockenberg, Dávalos, Berry and Ashauer and the motion carried.

Next steps: city staff indicated the owners must submit engineering and demolition permits to effect the removal the owners described to staff; the council did not approve any redevelopment plan for the site at this meeting.
