Signal Mountain — The commission postponed action Jan. 8 on a final plat to combine several lots on Mississippi Avenue after staff and commissioners flagged an issue with ownership and missing trustee signature on the submitted plat.
A representative for RJM Land Survey explained the plat would consolidate lines that previously bisected structures and said setbacks requested by the town had been added. During review commissioners noted the plat listed "Larry Taylor, trustee," and a commissioner said Taylor is presumably deceased and that the correct trustee documentation and signatures should appear on the plat before the commission approves final subdivision changes.
Commission members and staff also asked whether abandoning an alley or easement as shown on the plat would remove access or affect adjacent parcel owners; the applicant said some small portions of alley remain and that the submitted title work and deeds had been reviewed. Commissioners voted to postpone the item so the applicant could secure signatures and clarify title and easement impacts and return to the Planning Commission with corrected materials.
