The Planning Commission voted to approve a conditional use permit for Coffee Port, a proposed neighborhood coffee shop to occupy an existing 2,225‑square‑foot building at 14800 Paramount Boulevard.
Staff said the project, submitted by Mario Mora, would convert the building to a 42‑seat interior coffee shop with two interior lounge areas and a service area for food and beverages. The site currently has 14 parking spaces; staff recommended conditions that include a current City of Paramount business license for the operator and successors, expansion of the trash enclosure to accommodate organic and recycling containers, and compliance with municipal receptacle and waste rules.
Applicant Mario Mora told commissioners he has previous retail experience and plans a family‑run operation with an emphasis on healthy snacks for students at the nearby high school. Commissioners discussed hours, student patronage and trash management; staff noted that any future increase in seating would require a modification of the CUP and that the existing parking provides the current limit of interior seating.
After discussion, commissioners adopted Resolution PC26011 approving CUP 993 with the staff conditions; roll‑call approval was unanimous.
