The Allendale Land Use Board voted to amend a prior approval for work at 310 East Allendale Avenue after the applicant’s representative told the board demolition uncovered structural problems that require rebuilding portions of exterior walls.
The board’s counsel said the revised approval would replace the earlier, larger approval and that the amendment would not change the overall character of the project. Board members indicated the change could have been handled administratively but—out of an abundance of caution—the matter was returned to the board for formal amendment. The board adopted a new resolution granting the added right-side setback relief occasioned by the reconstruction.
Why it matters: Without the amended variance, the applicant would have to file a new application and re-notice neighbors. The board’s action lets reconstruction proceed using the existing plans and the amended resolution as the governing approval.
What the board heard: The applicant’s representative described discovering that some exterior concrete-block walls had to be taken down because the block was not properly adhered to the foundation; the representative said the building footprint, subfloor and floor joists would remain intact and that the work is limited to reestablishing structural integrity.
Board response and vote: Counsel and staff noted this was a low-risk, field-driven change that did not appear to exacerbate the relief originally requested. The amendment was carried by voice vote with affirmative responses from Vice Chairwoman Bergen, Board member Petrino, Board member Dallow, Chairman Crico and Board member Butler.
What’s next: The amended resolution becomes the operative approval for the reconstruction. The representative was reminded to follow any checklist items and to coordinate with staff if additional permits or inspections are required.
