Planning commission approves two Greenwich subdivisions, advances three more

At the March 3 meeting the Planning & Zoning Commission approved several routine land‑use items and advanced others for further review.
Final approvals: The commission approved a two‑lot subdivision for 97 Havier Place after hearing from applicant Eric Brower that revised landscaping and drainage maintenance agreements satisfy conservation and DPW comments. Conditions include recording a drainage maintenance agreement binding both lots and recording shared driveway easements before building permits.
Coastal site approvals: The commission granted final coastal site plan approval for the single‑family replacement at 19 Bayside Terrace with conditions including sewer confirmation, additional plantings and a stormwater maintenance plan. Commissioners required applicants to work with conservation staff on an enhanced planting plan and to provide a sump‑pump acknowledgement to DPW.
Advanced/continued items: The application for a new single‑family home at 1119 Onida Drive (1109 in filings) was continued so staff can review additional pool/cabana drawings, test‑hole data and a refined landscape and drainage plan. A preliminary two‑lot subdivision at 25 Henry Avenue was advanced to final, but the motion required the applicants to obtain ZBA variances for a shared driveway, frontage and a minor setback deficiency before returning to P&Z.
Commissioners stressed consistent documentation: clear tree lists, site grading and construction phasing are required on return. All votes were unanimous where called.
