Commission recommends amendment to Hyduran subdivision lot lines; unanimous vote

The Montezuma County Planning and Zoning Commission unanimously recommended that the Board of County Commissioners approve a subdivision amendment to adjust common lot lines in the Hyduran (High Duron) subdivision.
Planning staff said the proposal reduces Lot 1 by about 3.03 acres (leaving ~14.96 acres) and increases Lot 2 by the same amount (leaving ~6.39 acres). The application involves existing lots in a subdivision; no new driveway accesses were proposed and staff indicated infrastructure is already in place to serve the properties.
Commissioners opened the item for public comment; no speakers came forward. A motion to recommend approval carried on a unanimous roll‑call vote by Commissioners Hernandez, Armstrong, Nurgard, Lynch and Doyle.
The commission’s recommendation will be forwarded to the Board of County Commissioners for final action.
