Developers unveil Grove Enclave subdivision in Addison, plan 20 single-family homes

Developers Sam Paulina and Clyde Ceeri unveiled Grove Enclave on a 7-acre parcel at the corner of Itasa Road and Grove Street in Addison, saying the site has been subdivided into 20 individual lots for single-family homes.
"We're very excited about the subdivision," Paulina said, describing plans for a mix of two-story and single-story houses designed to "fit with the neighborhood" and preserve open space. The developers said five home layouts have been pre-approved and that most homes will be two stories, with some single-story ranch plans available.
Clyde Ceeri said buyers will be able to customize homes within village parameters, but the village requires a minimum 2,500 square feet and certain exterior masonry facade standards. He said home sizes will generally range from about 2,500 to 4,000 square feet depending on layout and buyer choices.
Mayor Hundley praised the project during the event, saying the developers’ plans met neighbors’ expectations through the zoning and planning process and that the subdivision ‘‘is going to fit the neighborhood beautifully.’’
The developers said a two-story model home will be placed at the corner near where the event was held; depending on demand they also plan to build a ranch model later in the year. They reported strong interest from community members and realtors and said they expect contracts soon as they prepare to begin construction in the near future.
Dean Stopoulos, representing the newly created Addison Business Exchange (the local chamber equivalent), welcomed the project and said local feedback has been positive. An attendee identified as Tom asked whether construction could start immediately; the developers said equipment is already on site and they plan to proceed.
