The site includes a proposed vacation of a short section of 56th Street that the applicant needs to consolidate the northern drive aisle; staff made approval contingent on City Council approval of that right‑of‑way vacation and required the applicant to complete standard conditions such as fire lane signage, hydrant location confirmation and abandonment of a septic system where applicable.
Applicant representatives said they have worked with staff on engineering comments and that final items are being addressed; the development review team and fire marshal confirmed emergency access and width/striping standards will be met. Commissioners recorded a unanimous vote to approve the site plan subject to conditions and the right‑of‑way vacation contingency.
