Commission approves series of land-use applications and variances

At its April 7 meeting the Williams County Board of County Commissioners approved a series of planning and zoning items that had been recommended by the Planning and Zoning Commission.
Michelle Hogan of County Planning summarized each item. The board granted a conditional use permit for LU-00005-26 (Joel Roads/JD Roads Investments LLC) to renovate and return six multifamily units previously used as employee housing to productive use. The board approved LU-00006-26, a variance to minimum lot width for a minor subdivision (Art and Anne Anderson Revocable Trust), after a discussion about providing legal access to the newly created lots; planning staff said an access easement along the north boundary or recorded access would satisfy ordinance requirements.
The board also approved LU-00008-26 (Crystal Ericson) to change an approximately 11.05-acre parcel to rural residential to permit a boundary line adjustment; LU-000010-26 (Dearing Farm LLC) to permit a newly created ~5.38-acre lot to remain in agricultural zoning; LU-0014-26 (Jared Medhurst) for a shop to be used for personal and business repairs in rural residential zoning; LU-0015-26 (Christopher Jent) to rezone a 2-acre parcel to urban residential for future single-family construction; and LU-000020-26 (Shelby Anderson) for a small family bait-and-tackle shop with county highway to review any approach permit and the township’s request for no off-sale liquor noted by staff.
Several items included standard contingencies: plats and recordation remain contingent on variance or zone-change approval, and staff emphasized that future sales of subdivided parcels would require appropriate access arrangements and could require easements to be recorded. Most planning items were approved unanimously on roll-call votes following motions to accept staff recommendations.
The board’s approvals reflect planning commission recommendations and do not by themselves change recorded plats until required plats are recorded and any other conditions (e.g., access easements, approach permits, building permits) are satisfied.
