ZBA grants Jacks Car Wash signage variances to improve visibility and safety

The Southfield Zoning Board of Appeals voted Jan. 6 to grant sign variances for a remodeled Jacks Car Wash at 28845 Telegraph Road, allowing two additional wall signs and a second wall sign per tenant where the ordinance otherwise limits such signage.
Representatives from STO Industries and Jacks said the renovated site lacks space for a monument sign and that site grade and an adjacent ground sign have made it difficult for approaching motorists to see the building and driveway. Ha Situ of Situ Industries and Todd Gund, chief strategic officer for Jacks, told the board the location is expected to employ roughly 20 to 30 people and that improved signage will help motorists identify the site earlier and reduce sudden lane changes.
Architect David Brinkmire described design choices intended to integrate Jacks branding on the building facade and to replace a previously taller roof sign that was removed during renovation. City staff supported the variances, noting extraordinary property conditions, the partial obstruction caused by a neighboring ground sign, and that the requested signs should not adversely affect traffic safety.
The board approved the requested variances, subject to the applicant securing required permits and passing final building inspections.
