Board approves sign variance for multi-tenant building on Telegraph Road

The Southfield Zoning Board of Appeals voted Jan. 6 to grant variances allowing a larger illuminated garden-ground sign at 29800 Telegraph Road for a multi-tenant office complex.
Molly Smith, representing the contractor and authorized on the record by Lawrence Warden (Signs and More), told the board the proposed sign would replace an existing non-illuminated sign at the same location and is needed because site grade and sightlines prevent a lower sign from being legible, particularly in snow. City staffs findings noted the existing sign appears to be a legal nonconforming sign and that the proposed replacement would not substantially impair traffic safety.
The variances granted covered height (7 ft 5.5 in proposed vs. 5 ft permitted) and sign area (61.06 sq ft proposed vs. 35 sq ft permitted). Staff recommended favorable consideration conditioned on the appellant obtaining required building permits and final inspections.
Board members expressed no objections during deliberations and the board approved the variances, instructing the applicant to work with the city building department on permits and inspections.
The boards action allows the owner to proceed with the replacement illuminated sign at the specified size and location, subject to city permitting and inspection requirements.
