The Cloverdale Unified School District Board of Trustees voted to approve resolution 226-01 to grant an access easement to the Soralio Trust, allowing a landlocked parcel to gain road access and be sold.
District staff described the easement request as necessary because the parcel is effectively landlocked and would require cutting into steep terrain to reach it. An engineer who inspected the site recommended a wider corridor โ described in materials as about 118 feet โ to accommodate the grade, turning radius and emergency-vehicle access. "It looks like it's a big swath of land... that's a mountain there," a district staff member said while explaining the justification for the wider easement.
Staff said the district negotiated a cash payment for the access, and trustees confirmed the $30,000 payment will be deposited into the Measure H fund, not the district's general fund. A trustee asked to clarify that Measure H proceeds would be used for related lands and construction; staff confirmed that was correct.
Trustee Garrison moved to approve resolution 226-01; a second was recorded and the motion passed by voice vote with Trustee Candelaria absent. The board's action authorizes staff to finalize the easement documentation and proceed with recording the grant deed needed to provide legal access for sale.
Why it matters: The easement clears a practical obstacle to selling a parcel that otherwise could remain unsellable because of lack of access. The payment into Measure H adds a modest sum to the district fund used for capital projects.
Next steps: Staff will complete the grant deed and recording procedures to convey the easement and make the parcel marketable. The board did not place additional conditions on the sale during the meeting.
