The Goodland Planning Commission voted to grant a variance reducing the front-yard setback at 809 Arcade Avenue from the 20-foot standard to 12 feet so the property owner can add an eight-foot front extension for a two-car garage and additional storage.
Staff presented the application and told commissioners the property’s rear sewer and southern gas lines make building in the rear impractical because relocation would be expensive and technically difficult. The staff presentation noted the requested change is to measure the building line so a front-yard addition is feasible without relocating utilities. The applicant, Brock Wilkins, told the commission he wants to extend the garage so his vehicle will fit and to improve the home’s appearance.
Commissioners reviewed the variance criteria on the record—uniqueness, hardship, public interest, spirit and intent, and minimum variance—and concluded the location of utilities and existing lot/building conditions established an unnecessary hardship and supported the variance. Commissioners found the addition would not substantially impair adjacent properties or public interest and that the requested reduction was the minimum needed given the infrastructure constraints.
The motion to grant the variance was moved by Grady Bonsel and seconded by Dennis Negan and the commission recorded the motion as carried.
