Zoning board approves two side‑yard variances for 46 Daisy Lane

The South Russell Village Board of Zoning Appeals on an evening meeting approved two side‑yard variances for 46 Daisy Lane that will allow a front bedroom addition and a rear garage/storage addition.

The board voted to grant (1) a side‑yard variance of 9 ft 4 in to permit a permanent addition to be sited no closer than 15 ft 8 in to the north lot line, and (2) a side‑yard variance of 2 ft 2 in to permit a garage addition to be sited no closer than 22 ft 10 in to the south lot line. Both motions were seconded and carried by voice vote.

The applicant, identified in the hearing as Mr. Fexner, told the board the plan includes an 18‑by‑18‑foot addition on the left side of the house and a 20‑by‑20‑foot space on the right to create a bedroom and room for a single‑car garage and storage. He told the board that, because the house lacks a basement or attic, the additions are intended to add storage and living area and that his neighbors had given him a verbal heads‑up and expressed no objections.

Board members said several had visited the property and noted the front of the house already encroaches on the lot line. Members asked whether a smaller footprint or different orientation could reduce the variance request; the applicant said a smaller plan would remove a bedroom and that the proposed layout was chosen to avoid greater encroachment toward the adjacent house.

Voting on the motions was called by roll: the board clerk recorded affirmative votes for the motions as the membership present answered yes; the chair directed the applicant to complete paperwork with the clerk. The chair said staff (Ruth) will follow up with the applicant on the required filings.
