Council approves pallet‑storage/salvage facility on Sunset Drive with strict screening and trash conditions

The Las Vegas City Council voted April 15 to approve a proposed recycled‑pallet salvage and storage facility at 1622–1630 Sunset Drive, but only after adding a set of conditions aimed at reducing neighborhood impacts.
Applicant representatives described the project as a collect‑sort‑store‑resell operation and requested several variances and waivers, including relief from standard outdoor‑storage screening and perimeter landscape requirements. Staff recommended denial, saying the site would not be adequately screened and several landscape requirements would be unmet.
Council members focused on refuse removal and visual control of pallet stacking during the discussion. Councilwoman Summers Armstrong pressed the applicant to provide a realistic plan for garbage and debris, noting that broken pallets and office refuse would inevitably be generated. A Republic Services letter in the applicant’s packet stated the current intended use would not require regular service, but council members said that was insufficient.
As a result, the council approved the items with the following new or amended conditions read into the record by staff: the applicant must secure weekly curbside trash pickup from Republic Services; the eastern perimeter wall must be raised to 8 feet if agreed upon with adjacent owners or constructed on site to code if not; and the site must include a fire‑protection report and a pallet‑stacking plan that sets a maximum stacking height and provides visible height markers for inspection. Staff said the eastern wall condition must be met prior to issuance of a permanent business license.
The applicant agreed on the record to comply with the added conditions. Staff will verify compliance before issuing permanent business permits.
