Council approves Canvas Craft expansion, rezones site to I3 industrial

The City of Otsego council on April 13 approved a zoning map amendment and site-and-building plan to allow Canvas Craft to expand a facility at 5650 Queens Avenue.
City planner Dan told council the site was annexed in 1994 from Frankfurt Township but retained an industrial use; staff recommended rezoning the parcel from R3 residential to I3 special industrial to match the historic and planned industrial character of the area. The application describes an approximately 12,900-square-foot addition to an existing roughly 6,700-square-foot building for processing and warehouse uses.
Planner Dan said the proposed site meets setback and height requirements and provides adequate parking for the current industrial/warehouse use (the plan shows more than the 14 required spaces); the property uses on-site septic and wells. Staff recommended additional plantings and a landscape plan to address neighbor concerns about screening and exterior lighting; the applicant said they are preparing that plan to submit with the building permit.
A Canvas Craft representative thanked council and said the business is growing and has been working with nearby residents on screening and lighting. The planning commission held a public hearing April 6 and unanimously recommended approval subject to 10 conditions.
Council member Ryan moved to adopt ordinance 2026-06 (zoning map amendment) and resolution 2026-33 (site and building plans); Tina seconded and the council approved the measures by voice vote.
The council did not quantify a timetable for construction; staff said parking and landscaping details will be finalized through the building permit and site-plan process.
