Sean, a representative of Roof RX, told workshop attendees the company specializes in maintenance to ‘‘maximize the useful life of the roof’’ rather than wholesale replacement. "We are not your traditional roofing contractor," he said, and described a sequence of inspection, targeted repair, cleaning and certification designed to restore fire resistance and insurability.
Sean detailed common issues Roof RX finds on asphalt-shingle and tile roofs: granular loss and curling on asphalt shingles that can be repaired with felt liner replacement and matching shingles; and cracked or displaced tiles and failing mortar on tile roofs that can leave voids for embers. He described soft-clean algae removal using biodegradable algicides and targeted tile replacement as alternatives to full reroofing for many flagged properties.
The presenter explained Roof RX uses FAA-compliant drone inspections (Part 107 pilots) to photograph each roofing facet and produce interactive checklists and reports that homeowners can present to insurers. He recommended finer attic-vent and turbine-mesh (1/8 inch rather than the common 1/4 inch) to reduce ember entry and improve fire-scoring evaluations.
Sean also outlined service options: roof certifications for real-estate transactions (one- to three-year certifications are common), a renewable total-roof warranty covering the entire roof after work, and bundled inspection-and-repair pricing. He said a basic inspection/report fee is $199 and that vendors often credit that cost toward repairs.
In audience Q&A, Sean addressed rain-gutter screens, attic insulation and whole-house fans, estimated life expectancy ranges (tile roofs can reach 40–50 years with maintenance), and reiterated that many insurance cancellation flags tied to aerial imagery can be remedied through documented cleaning and targeted repair.
