The Waldwick Planning Board voted on April 1 to approve a minor subdivision (sub-25-1) that adjusts the lot line between 32 and 36 Grove Street so that both parcels meet the borough—9s lot-area requirements.
Bruce Whitaker, representing applicants Glenn and Mary Shuhopper, explained the application is a minor subdivision that transfers a 20-foot-wide strip from the larger lot to the undersized lot. Surveyor Steven L. Koestner testified the adjustment will increase the smaller lot (lot 47/32 Grove Street) to about 8,750 square feet and the adjoining lot to about 10,000 square feet, eliminating the prior nonconformity.
The board accepted the testimony as expert evidence, asked routine clarifying questions about deed preparation and plan dates, and then voted. The motion to approve was moved by Joe and seconded by Stan; the roll call recorded a unanimous yes vote among members present with one member recorded as absent. The attorney was directed to draft a resolution and deed descriptions will be filed and reviewed by Boswell Engineering as part of finalization.
What happens next: The applicant will perfect the subdivision by filing deeds with the county and providing certified copies and engineering confirmations to the borough as required by the approval conditions. The board recorded the approval in the meeting minutes.
