Weston plan commission approves amendment to storage facility permit after applicant cites rapid demand

The Village of Weston Plan Commission approved Amendment No. 3 to conditional use permit 2023-0188 on April 13, authorizing the personal storage facility at 8211 and 8311 Scoffield Avenue to revert to the site plan and building elevations adopted under Amendment No. 1.
Staff told the commission the amendment returns the project to the originally permitted design and that the revised plans had been vetted and would be attached and recorded with the permit. The commission found the use consistent with the comprehensive plan and other applicable ordinances and determined it would not create significant negative impacts to nearby properties, public facilities or general welfare when operated with the proposed conditions.
Applicant Owen Jones, who identified himself and gave a local address, said the project initially swapped some larger 'maxi' units for a greater number of smaller 'mini' units after a third-party manager reported low demand for the maxis. After Jones and his new management team took over, he said occupancy rose quickly. "We filled all the units in 40 days," he told the commission, and said the maxi units better accommodate RVs, trailers and larger stored items and tend to produce longer-term tenants.
Commissioners asked about construction timing and Jones responded that the next mini building (building seven) was in manufacture with a delivery expected May 18 and erection over roughly four weeks; he said an ordered maxi building would likely be on-site by the end of summer and that the asphalt work could be complete by that time if the amendment was approved.
A motion to approve the amendment (motion by Dies, seconded by Mumper) passed by voice vote. Staff said the approved, reverted plans would be recorded with the project and that the conditional use permit conditions outlined in the commission packet will apply.
The commission closed the public hearing after hearing no comments from members of the public and moved on to other agenda items.
