County approves Purser Acres subdivision bond and plat near Lava Hot Springs

Bannock County commissioners approved the Purser Acres subdivision and accepted a bond for a shared approach to the proposed two buildable lots and one open-space lot near Lava Hot Springs.
Elise Foster, subdivision planner, told the board the applicants provided a cashier’s check to bond the shared approach and expect to complete the work by May of next year. Council had required the approach be built during the plotting process because it serves multiple lots; the applicants instead requested to bond for that work to allow construction of a structure without repeated heavy traffic on fresh pavement.
Commissioners asked about lot counts and future subdividing; Foster said the ordinance allows a one-time minor land division previously used on the parcel, and the current plat includes 60-foot easements to preserve adequate access. The board moved to approve the bond and the plat and voted in favor by voice vote.
