Design Review Board clears AC Hotel Northwinds with conditions on retaining wall and materials

The City of Alpharetta Design Review Board voted unanimously to approve major elements of the AC Hotel Northwinds proposal on April 17, 2026, advancing a seven‑story, 160–165‑room hotel nearer to construction after extensive review of site design and exterior materials.

Representatives for the applicant, including Gabriel Herring of Kurios and architect Keith Vanderbilt, said the site plan and overall footprint are unchanged from earlier approvals but noted refinements: a revised façade palette and additional rooms were added since the project’s initial review. "This project was presented several years ago and there's several components that have not changed at all," Gabriel Herring said during the hearing, adding that the team updated elevations and material samples for the board to review.

Board members focused on three recurring concerns: a visible retaining wall along Hannes Bridge, the visual impact of numerous HVAC louver openings across guestroom elevations, and the mortar/brick pairing that affects the building’s perceived texture. Several members said a plain concrete wall — even when planted — risked appearing unfinished if landscaping thinned over time.

To address that, the board required the applicant to apply a dark brick veneer to the Hannes Bridge–facing retaining wall using the same dark brick chosen for the base of the building. The board also gave the applicant two acceptable options for the dark brick: use a velour (textured) version of the dark brick and the original, darker mortar, or, if that exact textured brick proved unavailable, use the smooth brick with a lighter, specified mortar (the "Magnolia Mason" mix) to preserve contrast. Final brick and mortar combinations will be reviewed and approved by staff.

Board members pressed the design team for ways to reduce the visibility of mechanical grilles. "We have 165 of them," a board member said of the VTA/vent openings, asking whether vents could be consolidated or color‑matched so they read as part of the architecture rather than a cluster of small squares. The applicant agreed to refine screen treatments and coordinate color matches to minimize contrast.

The board approved three motions on the project: site plan, landscaping and site lighting as submitted (vote: 5‑0); deferral of final signage details to staff for administrative approval (5‑0); and elevation and material approvals conditioned on the retaining‑wall veneer and the mortar/texture options described above (5‑0). The board requested the applicant provide a sample panel for staff review before construction permitting.

With the actions taken, the project moves forward with the condition that exterior materials and final sign packages be confirmed by staff, and that the applicant return if the owner or contractor cannot meet the material/texture conditions. The board noted that the hotel’s relationship to the North Winds streetscape and the site’s existing trees were important elements the team had balanced in the redesign.
