Board OKs $47,575 contract (including contingency) for Lapam Community Center exterior repairs

The Board of Selectmen unanimously approved on March 17 a contract with Architectural Preservation Studio for $43,250, plus a 10% contingency ($4,325), to provide architectural services for exterior repairs at the Lapam Community Center.
Public Works staff said the building has water infiltration around chimneys, cracked chimney caps, deteriorated mortar joints and damaged coping stones. An earlier facade assessment by Hoffman Architects identified these conditions and recommended masonry repairs, flashing replacement, chimney-cap replacement and cleaning of stains.
The approved contract covers review of existing conditions, preparation of bid and construction documents and construction-administration services. Public Works estimated the broader repair project budget at about $685,000; the architectural fee was described as roughly 10% of the anticipated construction cost.
Board members asked whether scaffolding or lifts would be required; staff said portions of the project may require scaffolding at localized areas. The board approved the contract and contingency and staff said they will proceed with bidding construction work after the documents are prepared.
