The Local Planning Agency approved a request to rezone two county‑owned parcels off U.S. 90 in Sanderson from AG‑10 to industrial to align the zoning with their land‑use designation and position the properties for potential future economic development.
Staff described the combined parcels as about 140 acres and said the Development Commission sought to bring the properties’ zoning into conformance with the industrial land use already shown on county maps. Staff recommended approval. Mr. Dylan Holman, introduced as the new director of the local Chamber of Commerce, attended the meeting and confirmed the properties were not under purchase agreement at this time.
Board members expressed support for bringing more industrial land into the county inventory and for preparing parcels to be market‑ready. A motion to approve the rezoning (Ordinance 2026-08) was moved, seconded and carried by voice vote.
Staff noted that any specific future project on the parcels would still require separate permits and reviews and could be subject to flood‑zone or other environmental constraints indicated on the mapping shown during the presentation.
