Planning Board grants 180‑day extension for Maplewood subdivision

The Town of Chester Planning Board voted to extend conditional preliminary approval for the Maplewood subdivision by 180 days, moving the application’s current deadline to Nov. 19, 2026.
The extension followed a written request from ADC Orange that the board read into the record. The letter, signed “Dan Gurin, President,” said the developer has revised its stormwater pollution prevention plan and was resubmitting materials to the Orange County Department of Public Works and the New York State Department of Environmental Conservation for review. It also said additional well testing and water‑system filings had been made to the county and state health departments.
“...the SWIP was revised to reflect changes based on the soil testing conducted at the site as witnessed by the town engineer's office,” the letter read. Dan Gurin, listed as president in the letter, asked the board for an additional 180 days while the applicant completes reviews and resubmissions.
Planning staff and board members reviewed the materials and noted outstanding items that remain to be resolved before final approvals, including DEC review of the sanitary sewer collection design and DOH review of the water treatment plan. A board member also confirmed that the board had extended the approval previously and that a new 180‑day extension would move the deadline to Nov. 19, 2026.
After discussion, a board motion to grant the extension carried by voice vote.
Next steps: the applicant will continue to respond to DEC and DOH comments and to coordinate outstanding engineering revisions with the town engineer’s office. The board will be notified of subsequent resubmissions and the application will return for further action once the outstanding technical reviews are complete.
