Commissioners approve conditional‑use permit for outdoor storage at 901 East Side Drive

The commission approved a conditional‑use permit allowing open storage of recreational vehicles and similar equipment at 901 East Side Drive after staff review and a public comment period.

Staff presented the application as a conditional use in a moderate‑density residential district (citing Article 7 §709 and Article 18 §1805 / Article 19 §1905) for Lot 1, Block 1, Missouri Valley Acres, noted the location lies adjacent to commercial uses and discussed ingress/egress, parking, utilities and buffering.

Applicant Paul said he and his family will secure and manage the site, install a security fence and cameras, and provide keypad access to reduce trespassing and illegal dumping. “We’d like to secure the area and just … put it to use,” Paul said. He described the plan as intended to clean up the property and not operate as a large profit center.

Jeremy Brendan, owner of the adjacent mobile home park, said he was not opposed to the applicants’ plan but worried about future permits or encroachment on his property line; he said he plans to redevelop that strip and wants to preserve his driveway and lot access.

Staff recommended conditions including placing fences inside lot lines to avoid encroachment and using low‑glare security lighting. Commissioners agreed the proposal was compatible with the surrounding mixed commercial and moderate‑density areas and approved the conditional‑use permit on a roll‑call vote (Huber, Lo, Kettering, O'Hara, Welsh and Knifl voted yes).

Staff noted applicants will have to verify lot lines and meet any required building and site permits before installation of fences and access controls.
