The Olive Branch Planning Commission voted to amend a preliminary‑plat covenant for the Rosewood subdivision, reducing minimum finished‑floor areas so the developer can offer smaller home models.
Commissioner Diane Singer moved and Commissioner Donnie Singh seconded approval of the amendment, which changes the minimum heated area in the AR area north of the R1 district to 2,800 square feet and sets a 2,400‑square‑foot minimum for the remainder of the subdivision. Staff presented market data from January–October 2025 showing home sales in Olive Branch in the 2,400–2,600 and 2,800–3,000 ranges, and noted surrounding neighborhoods have similar or smaller average base areas. Staff said the amendment would broaden housing options without changing lot sizes, buffers or transportation plans; other covenants (70% brick content, side‑entry garages and HOA covenants) will still apply.
Chance Walker of Smith Walker Engineering, representing the applicant, said the developer agreed with the recommended language. The commission approved the amendment by voice vote; the change will be reflected in the subdivision’s declaration of covenants and conditions at final plat submittal.
